**Who pays:** landlord

In Arizona, the landlord must supply reasonable air-conditioning or cooling where installed and offered, and the Attorney General says a broken AC must be fixed within five days of written notice when it poses a health and safety risk.

**Boundary:** Under A.R.S. 33-1324, the landlord must supply reasonable air-conditioning or cooling where such units are installed and offered, when required by seasonal weather conditions. The Arizona Attorney General states a landlord must fix a broken AC within five days of written notice if temperatures rise to a level that presents a health and safety risk.

**Exceptions:** In a single family residence, the landlord and tenant may agree in writing, supported by adequate consideration, that the tenant performs the landlord's duties in A.R.S. 33-1324(A)(5) and (6), which include supplying air-conditioning or cooling.; The cooling duty does not apply where the building is not required by law to be equipped for it, or where the cooling is generated by an installation within the exclusive control of the tenant and supplied by a direct public utility connection.
